Bloomington is the Illinois market where the DSCR arithmetic is tightest, and we would rather lead with that than bury it. There are still files that work here, and they are the ones with more down payment behind them.

Rent to price

Typical value $261,173 against typical rent $1,342, as of 2026-08-31, for 6.17% gross. Within Illinois that trails Peoria at 8.08%, Chicago at 7.42% and Springfield at 7.18%. Against the wider comparison set it is still ahead of Dallas, Milwaukee and Nashville.

When a Bloomington file clears

When more goes down. The ratio is the ratio, and the lever a buyer controls is the payment. At 25% down rather than 20% the numbers move meaningfully at this yield, which is the conversation we usually end up having on this market. If a seller's rent roll is above the typical figure above, that matters too, and we underwrite the actual rent rather than a market median.

Taxes

McLean County does not classify, so the statewide 33 1/3% valuation applies and the tax line runs near 2.6% of market before exemptions an investor does not receive. At a 6.17% gross yield that line is a larger share of your margin than it is in Peoria, which is precisely why the tax page is worth reading before you offer. It is here.
