Champaign's arithmetic is unremarkable next to Peoria's and its tenancy pattern is not. A university market leases on a calendar, and that single fact changes how a lender should read your vacancy assumption.

Typical value $239,660 against typical rent $1,368, as of 2026-08-31, for 6.85% gross. Respectable, and not the strongest number in Illinois. Peoria is 8.08% and Danville is 10.15%.

The calendar is the risk and the opportunity

Student-adjacent rentals do not turn over evenly through the year. They turn over in a window, and a unit that misses the window can sit for months rather than weeks. Underwritten honestly that argues for more reserve than a comparable property in a continuously leasing market. Underwritten optimistically it produces a ratio that looks fine and behaves badly. We use the rent in place and we expect a realistic vacancy assumption behind it.
