DSCR Loans in Illinois: the Property Qualifies, Not Your Tax Returns

If you own Illinois rental property, the hard part of financing is rarely the property. It is proving personal income out of returns that are written to be efficient rather than impressive. A DSCR loan skips that question and asks a different one.

The whole test, in one sentence

Does the rent cover the payment? We take the property's monthly rent, we take the full monthly payment including principal, interest, taxes, insurance and any association dues, and we divide. That number is the debt service coverage ratio, and it is the underwrite. Your returns do not enter it.

What is specific to Illinois

Two inputs move an Illinois file more than they move a file somewhere else, and both sit inside the payment. The first is taxes, because Illinois rates are high and because the exemptions behind the published rates do not apply to you. The second is insurance, which we quote rather than estimate. Getting the tax line right at the start is the difference between a ratio that holds and a ratio that moves in underwriting. We explain the tax line here.

Structure investors actually use

  • Down payment. Typically 20-25%. More down lifts the ratio, which is the lever when a property is close.
  • Title. An LLC at the closing table, which is normal here rather than something to ask permission for.
  • Property count. No agency cap. The constraint is the property's own arithmetic each time.
  • Property types. Single family and 1-4 unit residential, plus larger residential buildings, which in Cook stay in a residential assessment class.

When a DSCR loan is the wrong tool

When the rent does not cover the payment and no amount of down payment fixes it, a DSCR loan does not rescue the deal, it just prices it. We would rather tell you that on a 20-minute call than after an appraisal.
