Springfield yields close to Chicago at about half the purchase price, and its tenant base is anchored by state government rather than by one company. For a buyer building a downstate position, that combination is the argument.

Typical value $200,021 against typical rent $1,197, as of 2026-08-31, for 7.18% gross. Chicago is 7.42% at $357,265. You are giving up a quarter of a point of yield and a large share of the entry price, which for many buyers is the whole reason to look downstate.
Who rents here
A capital city's employment is spread across government, healthcare and the services around them rather than concentrated in one private employer. That tends to produce steadier occupancy than a factory town and slower rent growth than a boom metro. Neither is good or bad.
